Mercy Health announces redevelopment plans for former St. Luke’s campus

FOLLOWING A THOROUGH REVIEW of proposals and thoughtful community input, Mercy Health is moving forward with the redevelopment of the former St. Luke’s campus. In partnership with Kansas City-based Crown MedRealty and EPC Real Estate Group, the 73-acre site will be transformed into a mixeduse community.

The redevelopment will feature multifamily housing, 55-plus living, workforce housing, and a variety of commercial and retail spaces. Mercy Health will continue providing care on-site, maintaining several medical buildings on the eastern portion of the campus, which also will undergo facility upgrades as part of the transformation.

The new development will include more than 30 acres that will be transformed into a walkable, connected district that supports both the surrounding residential neighborhoods and the medical community. Final plans are being completed and will align with local zoning and regulatory requirements.

The parcel, located between the Anthony Wayne Trail and Monclova Road near I-475, is currently zoned residential and does not require additional rezoning for development to proceed.

Mercy Health acquired the campus assets in June 2023 after McLaren Health Care closed the hospital and related outpatient services. In the transition, nearly 400 former St. Luke’s associates and 22 providers joined Mercy Health, ensuring continuity of care for the region. The organizations also merged their charitable foundations, strengthening their shared commitment to community support.

In 2023, Mercy Health hosted multiple listening sessions to gather community input about the future of the site and local health care. With that feedback, and in collaboration with the City of Maumee, Mercy Health announced its intention to demolish the former hospital building and pursue a redevelopment partner with the expertise to bring new life to the campus.

Demolition of the hospital building is expected to begin within the next few months, clearing the way for new development. While the main hospital structure will be removed, most of the existing medical office buildings on the campus will remain and continue serving patients.

Stephen Bessenbacher, managing partner/COO, CrownMed Realty Group and Brian Beggs, managing partner/CIO, CrownMed Realty Group, noted excitement for the project and shared an anticipated two-year process for the demolition of the hospital to ready the space for development.

“During that same time period, Mercy Health has also committed to continue to address needed infrastructure and cosmetic improvements to the nine medical offices. Shortly after the initial two-year process takes place, we will then, through our partnership with EPC Real Estate Group and the City of Maumee, commence the development of multi-family and work-force housing to support the campus and surrounding community. The changes that will occur at this campus over the next two to four years will be amazing, and we will have achieved Mercy Health’s long-term goal of this campus being a regional outpatient hub for years to come.”

As part of its ongoing commitment to high-quality, accessible care, Mercy Health will maintain several healthcare services on-site. These include physical therapy, lab and radiology services, ambulatory surgery, primary care practices, and specialty services such as neurology, dermatology, and women’s health. ✲
